Business Owners – should have an EICR test once every five years
Landlords – should also have an EICR test once every 5 years, or when there is a change of tenancy
Homeowners – should have an EICR test one every 10 years unless the property has a swimming pool in which case it is recommended the electrics should be tested every year

Electrical Installation Condition Report (EICR) is an electrical installation condition report (EICR). It exists to ensure that all electrical installations in the property are in a safe and reliable condition and can be used without danger!
Since April 2021, an EICR became a legal requirement, and every rental property in England has been required to have a valid electrical safety certificate as per “The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. You could face a fine of up to £30,000 for each breach of the regulations and you will not be able to serve notice on your Tenant. The local authority will be monitoring Landlords to ensure any necessary remedial work is undertaken. We therefore recommend that all relevant portable appliances are tested regularly.
To perform an EICR test, our specially-trained City & Guilds 2395 Inspection and Testing level engineers will need to disconnect the electrics from the mains power supply.
Specific issues that can be revealed through an EICR test include:
Any issue with circuits or equipment that might overload or overheat the system
Areas of electric shock risks and fire hazards
Safety issues with bonding or earthing of installations and equipment
Potential faulty electrical work that could lead to faults or injury

The Portable Appliance Test (PAT) is an important verification tool. The whole process is known as "in-service inspection and testing of electrical equipment." This routine check of all electrical appliances ensures that all your electrical installations meet the strictest safety requirements!
